For many years, the Expat Club has been a gathering point for Chiang Mai’s international community.
A place where people of all backgrounds have
come together to share experiences, provide guidance, and offer support. True to the motto “Expats Helping Expats”, the group has built a strong tradition of community spirit, hosting breakfasts, social events, and networking opportunities that have enriched the lives of countless members.
As time has progressed, the demands of managing and sustaining such a club have grown. What began as a volunteer-led initiative now requires greater structure, dedicated resources, and professional
management to meet the evolving needs of the city’s diverse expatriate community.
It is now the right moment to build on the excellent work of the past and transform the club into a modern, forward looking organisation, run on sound business principles. This next chapter will ensure
that the club not only continues its tradition of expat-to-expat support but also becomes a sustainable hub that delivers value to members, provides professional services, and contributes positively to Chiang
Mai for years to come.
Introduction
Chiang Mai has long been a destination of choice for expatriates. From families settling for a better quality of life, to digital nomads seeking creativity, to retirees drawn by culture and climate. Yet despite this growing international community, there is no central hub that truly brings all people together, provides essential support, and reflects the diverse lifestyles of today’s expatriates.
CMBN,
under the leadership of Lone Andersen, proposes to transform CEC into a modern, inclusive Expats Club for the 21st century. Modelled on prestigious private clubs in Singapore and other major
Asian hubs, the reimagined Chiang Mai Expats Club will operate under the guiding motto: 'Expats helping Expats'.
The vision is to establish a professional, solvent, and socially responsible institution that:
Offers a clubhouse with restaurant, café/bar, gardens, and, within
five years, sports and leisure facilities.
Provides members with exclusive benefits such as loyalty card rebates, enhanced insurance packages, and access to billable services through local service members.
Builds a thriving community for all expatriates, families, singles, digital nomads, professionals, veterans, and retirees of every nationality.
Contributes back to Chiang Mai through bursaries, grants, and community initiatives funded from the Club’s profits.
By
creating a membership-based model with professional staff, strong vendor partnerships, and compliance oversight, the Club aims to reach 5,000 members within three years, ensuring financial sustainability while positioning itself as the beating heart of expatriate life in Chiang Mai.

Plan: Build in phases, start with clubhouse and
core services, then expand into lifestyle facilities and premium services.
Revenue: From THB 5M in Year 1 to THB 40M by Year 4/5, reaching solvency and allowing surplus for bursaries and grants.
Vision & 3-Year Overview:
Within three years, the Chiang Mai Expat Club will be the leading hub of expatriate life in Northern Thailand. Modelled on successful institutions like the British Club in Singapore, the club will be:
A modern
community centre where expats of all ages, backgrounds, and nationalities gather.
Facilities-driven: a clubhouse, restaurant/café/bar, landscaped gardens, and by Year 5, a pool and sports facilities.
Service-oriented: providing access to essential expat services such as: settling-in support, legal and compliance help, insurance solutions, language assistance, and local vendor partnerships.
Socially impactful: contributing a portion of profits to bursaries, grants, and community
initiatives that give back to Chiang Mai.
Professionally managed: with a dedicated management team, paid staff, and outsourced compliance to ensure smooth operations and long-term solvency.
By 2030, the club will be home to 5,000 active members and widely recognised as the beating heart of Chiang Mai’s expat community. A place to belong, connect, and thrive under the motto: “Expats Helping Expats.”
Strategic Roadmap – Path to Growth
Phase 1:
Foundation (Year 1)
Launch membership at a founder’s membership fee of THB 1,500/year 1.
Secure premises for the clubhouse with gardens, restaurant/café/bar, and event spaces.
Build the loyalty card programme with local vendors (discounts, rebates).
Develop settling-in packages (billable services): relocation, utilities setup, visa and work permit support, local tours.
Hire core management and customer service staff.
Begin community-building events
(dinners, talks, networking).
Phase 2: Expansion (Year 2)
Grow membership to 3,500–4,000 members.
Launch insurance/wellness/travel partnerships for better expat health.

Link up with other like clubs around the world offering reciprocal member services.
Position the club as the premier expat hub in Chiang Mai with international recognition.
Activities & Events
The Club will build on the traditions that our community already values while introducing a wide range of new experiences for members. We will continue the
much-loved monthly breakfast meeting, keeping it as a cornerstone of our calendar where members can gather, connect, and hear from guest
speakers. Alongside this, we are expanding the programme to include a variety of social, cultural, family, and business-oriented activities. From evening socials and themed dinners to wellness sessions, family
days, and annual highlights such as holiday fairs and charity galas, the Club will provide opportunities for every member to feel at home, build
connections, and enjoy the best of expat life in Chiang Mai.

1. Monthly Breakfast Meeting – A regular networking and community touchpoint with guest speakers, updates on club news, and sponsor showcases.
2. Monthly Evening Social / Drinks – Informal networking, alternating between the clubhouse and partner venues.
3. Quarterly Town Hall Meetings – Member feedback sessions, vision updates, and Q&A with leadership.

Welcome Sessions – Monthly orientation for newly arrived expats, paired with settling-in service presentations.

Framework
1. Organisational Structure & Transition Plan
Initial Phase (Year 1):
o The Club will first operate under Chiang Mai Business Network (CMBN), which is
already a registered juristic company in Thailand.
o This provides an immediate legal umbrella for employment, financial transactions, and
vendor contracts while the transformation process begins.
o To launch operations, Lone Andersen will invest THB 500,000 of seed capital into
the
Club. This initial funding will cover setup costs, staff, and the first phase of activities.
Leadership & Responsibility:
o Lone Andersen will personally oversee and be responsible for all organisation,
management, and operations of the Club during its formative stage.
o Under her direction, the Club will be positioned as a solvent, well-managed entity with strong governance and compliance from day one.
Transition Phase (Within Year
1):
o The Club will be established as its own independent juristic entity, most appropriately as a Company Limited (to allow for profit distribution and shareholder structure).
o Upon formation, the new entity will take over all contractual and operational
responsibilities from CMBN.
Ownership Model:
o At the time of incorporation, shares will be issued and sold to investors, strategic
partners, and selected members.
o CMBN, under Lone Andersen’s
leadership, will retain a controlling interest to ensure
consistency of vision and management.
2. Membership & Governance
Membership Rules: Clear statutes covering rights, obligations, classes (family, individual, corporate), and termination.
Fee Collection: Membership fees recognised as revenue of the Club, with full accounting.
Governance Structure:
o Board of Directors (initially CMBN appointees, later expanded with
shareholder
representation).
o Annual General Meeting of members.
o Reporting obligations under Thai corporate law.
3. Licensing & Compliance
Clubhouse & Facilities: Business licences for food & beverage, event hosting, and (in future) sports/pool facilities.
Employment: Thai Labour Law compliance for contracts, payroll, and social security.
Taxation: Corporate income tax, VAT (if applicable), and financial reporting under Thai regulations.

Data Protection & Privacy
Compliance with Thailand’s PDPA (B.E. 2562/2019).
Appointment of a Data Protection Officer (in-house or outsourced).
Privacy Notice for all member and service-related data.
5. Partnerships & Vendor Agreements
Loyalty card programme, vendor rebates, and settlement-in services formalised through contracts.
Insurance products arranged through licensed brokers.
Vendor agreements will include compliance, confidentiality,
and service-level clauses.
6. CSR, Grants & Bursaries
A proportion of Club profits will be directed into bursaries and community grants.
Consideration will be given to forming a separate charitable foundation in later years for transparency and credibility.
7. Risk & Liability Management
Comprehensive insurance cover for property, liability, staff, and members (including future sports facilities).
External vendors engaged for ongoing legal, audit,
and compliance oversight.
Summary
The Chiang Mai Expat Club will launch under CMBN’s legal umbrella, backed by a THB 500,000 personal investment from Lone Andersen, who will lead and oversee all operations. Within one year, the Club will transition to its own Company Limited, issue shares, and establish independent
governance while remaining under Lone’s strategic leadership. This staged, well-capitalised approach ensures both
early operational momentum and long-term sustainability under Thailand’s legal
framework.
